Identification Of The Most Important Factors In The Regeneration Of Slums (case Study: Hesar Neighborhood Of City Of Karaj, Iran)

Slums are dwelled by poor population. These settlements are located on margins of cities (big cities and metropolitan areas). The quality of life in this kind of settlements is usually lower than the other parts of cities. City of Karaj as the our case study is the one of the most biggest cities in Iran, and one of the slums area of this city is Hesar neighborhood that is located at the west part of Karaj. This neighborhood settled by low income people. The residents who live in this area have a lot of economic, social and environmental problems. On the other hand, urban regeneration as an acceptable method has some advantages for rehabilitation of this kind of settlements because it takes an integrated method and focus on the social, economic and environmental matters. This research tries to identify the most important factors that a regeneration policy needs to know for any rehabilitation actions. The method of this research is a descriptive-analytic method. Sample size of research was 120 questionnaires that were filled out among squatters. The method of analysis our finding was Factor Analysis. Results identify 18 factors (between 52 elements). The most important factor that has identified was a composition of Education (4 elements) - Hygiene (2 elements) - Housing (1 elements). That means the most important matters that a regeneration process should take in Hesar neighborhood is Education, Hygiene, and Housing. In addition, other Factors (17 Factors) showed and explained in this paper.
